Why do I need a Buyer’s Agent?

Buying a home is one of the largest financial purchases you will make in your lifetime. It is imperative that you have someone representing YOUR BEST INTERESTS. As your buyers agent's we will provide you with all the education and information you will need to make the BEST DECISION regarding the purchase of a home

Buyers Agency Explained 

“An agency relationship is established when two parties agree to have one party act on behalf of the other” (AREA, Oct 07). It will be our first responsibility to represent the sole interests of YOU, the buyer, by using discretion and judgement. It is our job to promote and protect YOUR BEST INTERESTS at all times by executing my fiduciary duties of undivided loyalty, confidentiality, disclosure, obedience, care and skill and full accounting. This includes explaining the Real Estate transaction process, searching for homes that suit your “needs” & “wants, negotiating on your behalf the BEST TERMS and of course the BEST PRICE, as well as handling all the details of purchased property. 

Good News 

The services of a buyer’s agent are FREE, as the seller pays out two commissions on the sale of their home – one to the selling agent and one to the buyer’s agent. This is written into the listing contract and cannot be altered. If you waive your right to independent representation and get into a dual agency situation, the seller’s agent, now also your agent has no legal obligation to represent your best interests or perform fiduciary duties. 

AS YOUR BUYERS AGENT'S WE WILL: 

1. Provide you with the EDUCATION you will need to understand a Real Estate purchase transaction, so there are NO surprises. 

2. Complete daily searches for homes with your specific “needs” & “wants” as well as budget. We will send you suitable properties as soon as we receive them and be available to view homes at your request and convenience. 

3. Assist you in finding reliable professional services for your Real Estate Transaction which include: lawyers, mortgage brokers, home inspectors, condominium document review specialists, movers, surveyors, contractors, etc. 

4. Advise prospective sellers and their brokerages that we will be representing you and negotiating on your behalf as your agent. 

5. Continuously demonstrate proficient, professional conduct for the most pleasant and stress free home buying experience. 

6. Provide to you fiduciary duties including: undivided LOYALY, obedience, competence, accountability and disclosure. Our promise is to put YOUR BEST INTERESTS ABOVE ALL AT ALL TIMES. 

Now you know what to expect from your agent, but what does your agent expect from you?

Our goal is to find you your dream home for the best possible price and to make sure that you are 100% satisfied with our services, as well as the efficiency and the professionalism of the Real Estate transaction. We want you to be entirely pleased with our services that you would not hesitate to refer us to your friends and family. Saying this, we require a legal loyalty agreement to be signed called the Buyer Brokerage Agreement. This ensures that we have agreed to work together and that we will represent you in any Real Estate Transaction for an agreed upon period of time. This agreement also guarantees that we will be paid once we have found you your dream home and the transaction is complete.
